They are expensive its been about five years since mine was done but 50 to 60K with the U dock is what I remember. Plus you have to go through the permit process that takes a bit of time.

Thanks for that reference point, but I also have to admit I don't know how much docks and/ or pilings cost either.
If one were in an area that can really benefit from having a breakwater, but didn't, the alternative would need to be a fairly muscular dock, stout docklines, snubbers or whips in order to keep your water craft as safe as possible. I suppose the total cost of this setup is not trivial either.
Are there boat lift options that make sense? I see some round the lake, they seem like a good way to go. having the boat out ofthe water seems benificial. I'd imagine they might involve permitting hurdles and some non- trivial cost also.
I'm beginning to think it would be better to buy a place with the full-on docking system already in place, than to build one net-new today.

Over on Winnisqaum the Dock area around the point has what looks like a floating breakwater that's moored on both ends. Might be something cheaper to look into.
Edit: found this, not the type they had , but same idea.
Called a wave brake.

a fixed dock no matter how well built if you are in an area where there are ice flows happening during ice out it will get wrecked at some point. The breakwater is mainly for help with the ice flows for me. I also use a sunstream lift (not cheap either 10 to 12K) to keep the boat from getting knocked around with all the waves along with keeping it clean. I'm on the broad side with NW wind exposure so it gets wild out there at times and I'm glad to be on a lift behind the breakwater.
