For the last six weeks, a big 4' x 8' sign announcing this 81 Pleasant St, Meredith, 100' Winnipesaukee waterfront auction has been posted on the fence next to the road there. It apparently was not a mortgage foreclosure, but apparently was an auction by the seller who had previously listed it with a realty sign out front there(?).

Am wondering what happened at the auction.....did anybody go?

A good size crowd was on hand as onlookers, with only three registered bidders. The opening bid started off at $200k and made it as far as $4ook before all the bidding stopped, and "NO" it did not sell for $400K as there was a reserve on this property...

Zillow.com shows it at a value of over $600K. Not likely to go for less.

Think I'll go do a search to see what price it's assessed by the town, and what its' last actual selling price was at?

Here's something http://www.trulia.com/property/3014081080-81-Pleasant-St-Meredith-NH-03253 with an asking price of $649,000 and I do not see any date. Oh, down at the bottom, it says copyright 2008 in some small print, so maybe it's a listing from 2008?

This waterfront area of Pleasant St is really super over-developed. Having paddled thru on a kayak, it's safe for me to say that out on the water in this area of Pleasant St, there's too much of everything: docks, boats, moorings, moored boats, boat-lifts, pwc-lifts, giant blue & yellow trampolene raft rafts, the full catastrophe! Just a hundred yards up the shoreline is the 8-acres on Pinnacle Park that was sold for 8-million dollars in February 2010, or maybe it was 2009, where absolutely nothing seems to be happening as of yet?

There is / was somebody in there the other day, prepping the smaller building that sits approx. in the middle of the property, for moving. Don't know if its just being relocated elswhere on the property or hauled away all together.

The current assessment is at $726,000.00...

So, if the assessed town value is 726k, and it could get just 400k at a public auction that was not a mortgage foreclosure and was advertised for about two months, is the town assessor likely to reassess it down to 400k anytime soon.....as in "Here's your assessed value and just like magic that is what it's worth according to the town......and Abra Cadabra that!!!"

As was already mentioned, the eight acre-8 million dollar, purchase price, land & fence property that is very nearby on Pinnacle Park seems to be just sitting there with nothing happening......wonder what will get built there? Would be a terrific spot for a giant waterslide park that dumps you direct into the lake!
