New Home Construction, Now!?!

Posted 08-29-2010 at 09:44 AM by Roy Sanborn

While there is not a lot of new home construction going on in the Lakes Region of NH, it is nice to see that there are some homes being built despite the depressed housing market that we are currently struggling through. It is even nicer to see that some of the developments are actually moving product!

The busiest new home development right now is the Villas at Paugus Bay...

Global Warming and the Real Estate Market

Posted 08-19-2010 at 10:51 AM by Roy Sanborn
Updated 08-24-2010 at 10:10 PM by Roy Sanborn

The Concord Monitor reported last week that “Statewide residential sales fell (in NH) nearly 32% in July from a year earlier… the steepest annual decline in more than two years…” Yes, July was not a particularly great month for home sales in NH or for that matter anywhere else, but why does everyone have to focus so much on every little negative turn? In the Lakes Region of NH, the towns...

Lake Winnipesaukee and Winnisquam Waterfront Sales Report - July 2010

Posted 08-12-2010 at 06:46 PM by Roy Sanborn

July was a good month for Winnipesaukee waterfront sales, at least when compared to last year. There were a total of six Winnipesaukee sales at an average of $955,333 compared to only half that number last July although the average sales price in July 2009 was higher at $1.82 million. Two of the six sales posted last month were island properties and those do obviously bring less money...

The Home Inspection Hurdle

Posted 08-08-2010 at 06:14 PM by Roy Sanborn

August is the high point for the summer. Unfortunately, it is also the high point for the total number residential listings on the market this year. As of August 1 there were 1344 homes on the market in the Lakes Region towns in this report. That’s up 6% from the 1277 available last month and the 1281 posted last August. Based on the rate of sales for the previous 12 months, we have a 21.5...

This is my boating philosophy

Posted 08-04-2010 at 02:39 PM by VtSteve

Since the entire thread was closed, I thought this post would be a good answer instead of repetitive posts on various threads. Safety threads don't do too well on this forum for some reason.

Winnipesaukee and Winnisquam Waterfront Sales Report - 1st Half 2010

Posted 07-23-2010 at 02:15 PM by Roy Sanborn
Updated 07-24-2010 at 11:23 AM by Roy Sanborn

June was a pretty good month for Winnipesaukee waterfront sales with a total of eight happy new homeowners finding a home to dock their boats on the shores of the big lake. This doesn’t quite measure up to the eleven sales last June, but the average sales price came in higher at $1.38 million compared to an average of $771,773 last June. There were five sales over $1 million last month compared...

Lakes Region Real Estate Report - 1st Half 2010

Posted 07-16-2010 at 01:34 PM by Roy Sanborn

We are half way through another year and you have to ask: “Are we having fun yet?”. In the communities covered by this Lakes Region of NH report, home sales have improved nicely but it certainly doesn’t feel like we are at the Six Flags Amusement Park. Every sale now seems to be fraught with unending complications and issues as a result of increased regulations and scrutiny of the lenders...

Looking for an immaculate home??

Posted 07-02-2010 at 02:17 PM by Roy Sanborn

In search of an immaculate home...

I was searching the MLS last week for a home between $250,000 and $450,000. A home that you would consider to be of high quality, great condition, wonderfully maintained, and that has lots of character and charm. A home that I would call special. I was only looking in three or four specific communities but I really didn’t come up with much. Undaunted,...

More Homes Stuck in the Middle

Posted 06-24-2010 at 10:57 AM by Roy Sanborn

The telephone is ringing, well, at least a little bit. It seems that buyers are out riding around and calling in on the yard signs which is great, but sometimes frustrating. One afternoon this week our duty agent had two inquiries on properties by cell phone and lost calls due to poor cell phone connections. Sometimes calls will get dropped two or three times in order to get just...

Don't forget to inspect your mooring!

Posted 06-19-2010 at 01:27 PM by WIS
Updated 05-03-2011 at 11:08 PM by WIS

The 2010 boating season is off to a great start with above average air and water temperatures here in the Lakes Region of New Hampshire. It is important to thoroughly inspect your mooring setup at least once a year for potential weaknesses that may result in your watercraft breaking away during high winds. It is crucial to inspect not only the pennant for potential...

A Home For Your Hog

Posted 06-18-2010 at 10:00 AM by Roy Sanborn

It is the 87th Anniversary of the Laconia Motorcycle Rally and thousands of bikers have descended on the Lakes Region to enjoy the scenery and hospitality of the area. Today’s motorcycle enthusiasts are a far cry from the early days. Today there are doctors, lawyers (a few Indian Chiefs), business professionals, corporate executives, and more than a few real estate agents out there enjoying...

So while total number of sales were down the total sales volume for the month actually went up. Posted 06-04-2010 at 03:34 PM by Roy Sanborn

As of June 1, 2010 there were 1256 residential homes for sale in the communities in this Lakes Region market report. The average asking price stood at $578,941 and the median sales price was $299,000. This equates to a very high 19¾ month’s worth of inventory on the market (just in case you are wondering why it is taking a long time for your home to sell). In June of 2008 there were 1128 homes for...

Good deals, good burgers, and horseshoes...

Posted 05-27-2010 at 07:14 PM by Roy Sanborn

Memorial Day is upon us. Everyone thinks of it as the start of the summer season and a great reason to get together with family and friends and have a huge barbeque. It is also common to include lots of beer in the festivities which allows the attendees to loosen up for New Hampshire’s unofficial sport of kings: horseshoes. Memorial Day is certainly a great day to relax, unwind, and appreciate what...
